Single-Family Rental (Single-Family Housing)
Single-family rental (SFR) is housing built to be rented that is made up of individual houses, sometimes low-rise flats, rather than apartment blocks, held in one ownership and professionally managed. In the UK it is also called single-family housing (SFH) or single-family build to rent, and it forms part of the BTR sector.
What is single-family rental?
The home is a house with its own front door and usually a garden, in a suburban setting near green space and amenities. The landlord is an institution that owns many such homes and manages them as one portfolio. Savills put it in 2018 as individual houses designed specifically to rent to individual families.
Trowers & Hamlins add that some schemes include low-rise flats alongside the houses. The opposite end of build to rent is multifamily: blocks of apartments, usually in city centres. NHBC makes the same contrast, noting that single-family housing is more likely to be suburban houses than city centre flats.
The planning definition does not separate the two. The National Planning Policy Framework covers purpose built rented housing in flats or houses alike, which is why "SFR" appears in trade use and not in planning policy.
Why single-family rental matters for BTR operators
It is now the larger part of the market by investment. Savills reports that Single Family Housing took 59% of UK build to rent investment in 2025, up from 47% in 2023 and 50% in 2024, in a record £5.3 billion year.
For operators the practical difference is spread. A 300-home apartment scheme has one building, one reception and one maintenance base. A 300-home SFR portfolio has 300 addresses, often across several towns, and every viewing, repair and move-out involves a separate site visit. That changes the staffing, the systems and the cost to serve.
Tenancy rules for England apply to SFR as they do to any private rented home. See Renters' Rights Act and assured shorthold tenancy.

How Cloudfox Helps With Single-Family Rental
A single-family portfolio is many individual addresses run by one team. Cloudfox sets up HubSpot with each home as its own record, so viewings, maintenance requests and tenancy events attach to the address, and connects the property management system so availability and tenancy status stay in step without re-keying. The team sees the portfolio by area and by home, and reports roll up to the whole. Find out more at cloudfox.it/what-we-do.
Frequently Asked Questions About Single-Family Rental
Is single-family rental the same as a buy-to-let house?
No. SFR is held by institutional owners as a managed portfolio, built or acquired to be rented. Buy-to-let is typically an individual owning one or a few properties.
Is single-family rental part of build to rent?
Yes. Build to rent covers purpose built rented housing in flats or houses, and SFR is the houses part of it.
Why do UK sources say SFH as well as SFR?
The terms are used interchangeably. Savills uses Single Family Housing (SFH) in its market reports.
